How much does a buyers agent cost in Australia?

Published industry fee guides put percentage-based fees at roughly 1.2% to 2.75% of the purchase price plus GST, and full-service fixed fees at roughly $8,000 to $25,000 or more plus GST, depending on the city, your budget and the complexity of the brief. On a $1 million purchase, a 2% fee works out at $20,000 plus GST - which is why it pays to understand the fee model before you sign anything.

Where you sit inside those ranges comes down to scope. A full search - strategy, shortlisting, inspections, due diligence and negotiation - costs more than a single service such as auction bidding or negotiating on a property you have already found, which can run to a few thousand dollars. Fees also tend to be higher in Sydney and Melbourne than in smaller capitals, reflecting property prices and competition for stock.

Fixed fee or percentage: which is better?

Both models pay for the same work - the difference is the incentive behind them. A percentage fee rises with the purchase price, so the agent is paid more when you pay more. A fixed fee is settled before the search starts, so the agent has no financial stake in the price you end up paying.

Are buyers agent fees tax deductible?

For an investment property, buyers agent fees are generally not deductible in the year you pay them. Instead they form part of the property’s cost base for capital gains tax, which reduces the capital gain - and therefore the tax - when you eventually sell. For a home you intend to live in, the fee is a private cost and not deductible at all. Tax outcomes depend on your circumstances, so confirm the treatment with your accountant before you rely on it.
